Brokerage occurs when a person external from the parties, without having collaboration, employment or representation relations with any of them, place them in a situation to stimulate or facilitate the closing of a business deal. The broker is, therefore, a subject independent of the parties and it is essential that he remains impartial until the execution of the agreement. The broker has the right to commission from both parties, even if he acted on behalf of only one, provided that the deal is closed as a result of his intervention.
